Why Pre-Storm Documentation Matters

Insurance carriers are increasingly skeptical of roof claims. That is not a complaint, it is just the current reality. Adjusters look for evidence that the damage is new, sudden, and weather-caused, not pre-existing wear that the homeowner is now trying to push through a claim.

The single most effective tool against pushback is a dated, professional-looking record of your roof’s condition before the storm. If you can show the carrier that on July 12, your shingles were intact, your flashings were sound, and your gutters were straight, then the damage they see in October is almost impossible to attribute to “old age.”

Storm season here typically gets serious in October and runs through March. July is the right month to build your baseline.

What a Baseline Record Should Include

A proper pre-storm record covers more than a few cell phone snaps. From the work we do supporting claims, here is what carriers actually look at:

  • Overall photos of every roof plane, with date metadata intact
  • Close-ups of all flashings (chimney, walls, vent stacks, skylights)
  • Photos of every valley, ridge, and eave
  • Gutter and downspout condition, including fasteners and miters

  • Attic photos showing no existing leaks, stains, or daylight
  • A written inspection report from a credentialed contractor, dated and signed

What Insurers Look For, and What They Push Back On

Carriers generally approve:

Carriers often push back on:

  • “Wear and tear” that looks like cumulative aging
  • Granule loss without a specific impact event
  • Flashing failures around chimneys and skylights (carriers love to call these “maintenance”)
  • Pre-existing moss damage
  • Repairs done without documentation, then submitted later

The pushback categories all have one thing in common: they live in the gray zone between “damage” and “deterioration.” Pre-storm documentation is what moves your specific issue out of the gray zone.
