The most common question we hear on estimate visits from Kirkland to Issaquah is not about shingle brands or warranty terms. It is some version of “how long is my house going to be a construction site?” Homeowners picture weeks of tarps, dumpsters, and noise. The reality is far less dramatic, and in August, the whole process moves faster than it will at any other point in the year. Here is what the timeline actually looks like, step by step.

Step 1: The Estimate Visit

The process starts with a free estimate. One of our team members walks the roof, measures every plane, checks the decking condition from the attic where possible, and photographs anything that will affect the scope — soft spots, failing flashings, ventilation problems. The visit itself usually takes about an hour, and you have a written estimate shortly after.

This is also when we talk through material choices. As a GAF Master Elite contractor that is also factory-certified with Malarkey, CertainTeed, and IKO, we can walk you through 50-year shingle options and 45–50 year manufacturer warranties without steering you toward a single brand. If financing helps, we can run Enhancify qualification during the same conversation.

Step 2: Ordering and Scheduling

Once you approve the estimate, we order materials to your exact specification. In late summer, most shingle colors and profiles are available within days. Specialty orders — certain metal profiles, less common colors — can take one to two weeks.

Scheduling is where the season matters most. In August, we can typically get a replacement on the calendar within a couple of weeks. By October, the calendar tightens fast, because every homeowner who found a leak during the first big storm is calling at once, and every remaining dry-weather window is spoken for.

Step 3: Tear-Off and Installation

This is the part homeowners dread, and it is the shortest part of the whole timeline. For most homes in the Greater Puget Sound area, tear-off through final shingle takes one to three days:

  • Day one: Tear-off down to the decking, inspection and replacement of any damaged sheathing, underlayment and ice-and-water shield installed. Your roof is watertight by the end of the day, even before shingles go on.
  • Day two: Shingle installation, flashings, ridge venting, and detail work. Smaller and simpler roofs are often finished here.
  • Day three, if needed: Larger roofs, steep pitches, complex valleys, or multiple layers of old roofing to remove.

Our crews do not leave a roof exposed overnight. If weather threatens mid-job, the deck is dried in before anyone goes home.

Step 4: Cleanup and Final Walkthrough

A replacement is not done when the last shingle is nailed. Our crews haul away all tear-off debris, sweep the site, and run magnetic sweepers across your lawn, driveway, and garden beds to pull up stray nails — the detail that matters most to anyone with kids, pets, or bicycle tires. We finish with a walkthrough so you can see the completed work and ask questions, and we register your manufacturer warranty so the paperwork is handled.

From signed estimate to final magnetic sweep, most projects run two to four weeks, with only one to three of those days involving actual work on your home.

Why August Beats October

Western Washington gives roofers a generous dry season and then takes it away almost overnight. Booking in August means your project lands in warm, dry weather when shingle sealant strips bond quickly and crews are not racing showers. Wait until October and three things change: lead times stretch, weather delays multiply, and you may spend storm season with a roof you already knew needed replacing.

Thirty-plus years of working through Puget Sound autumns has taught us that the homeowners who call in late summer get the smoothest projects of the year.
