It happens every October across the Greater Puget Sound area. The furnace kicks on for the first time since spring, a cold snap rolls through, and a homeowner in Edmonds or Lake Stevens notices a damp spot on the bedroom ceiling. The natural conclusion is a roof leak. Sometimes it is. But a surprising share of the “leak” calls we take in fall and early winter turn out to be something else entirely: attic condensation. After 30+ years inspecting roofs around here, we can tell you the difference matters — because the fixes are completely different, and paying for the wrong one solves nothing.
Why Condensation Shows Up When Heating Season Starts
Your household produces a remarkable amount of water vapor — cooking, showers, laundry, even breathing. In summer, that moisture disperses harmlessly. But when outdoor temperatures drop and the heat comes on, warm humid air rises into the attic, meets cold roof sheathing, and condenses, exactly like a cold glass sweating on a warm day. In a poorly ventilated attic, that moisture accumulates night after night, soaks the insulation, and eventually shows up as a stain on the ceiling below.
From inside the bedroom, it looks identical to a roof leak. From inside the attic, it looks very different.
How to Tell the Difference
A few questions usually separate condensation from a true leak:
- When does the moisture appear? A roof leak tracks rain. If the stain grows during and immediately after a storm, think leak. If dampness appears during clear, cold snaps — especially frosty mornings — think condensation.
- Where is the stain? Leaks tend to show up near penetrations and transitions: below chimneys, skylights, vents, and valleys. Condensation stains often appear in broad or scattered patterns, frequently near the eaves or across large areas, with no penetration above them.
- What does the attic look like? This is the decisive check. Frost on the underside of the sheathing on a cold morning, rusty nail tips, damp insulation across a wide area, or a musty smell all point to condensation. A true leak leaves a localized water trail — a dark streak down a rafter or a stain radiating from one point.
- Are bathroom or dryer vents dumping into the attic? We find this constantly in homes from Seattle to Arlington. A bath fan venting into the attic instead of through the roof is a condensation machine.
The Real Fix Is Ventilation and Insulation, Not Shingles
If the problem is condensation, replacing shingles will not help, because the shingles were never the problem. The fix is managing airflow and moisture:
- Balanced ventilation. Intake at the soffits and exhaust at the ridge, sized correctly, so the attic stays close to outdoor temperature and moisture is carried out.
- Unblocked soffit vents. Insulation pushed into the eaves chokes off intake air. Baffles keep the airflow path open.
- Air sealing and insulation. Sealing the ceiling plane slows warm moist air from reaching the attic in the first place, and adequate insulation keeps the sheathing from becoming a condensing surface.
- Proper vent routing. Every bath fan and dryer duct should terminate outside the building, full stop.
This is why misdiagnosis is expensive. We have inspected homes where a homeowner paid for repair work on a roof that was never leaking, and the stains came back with the next cold snap. The money went to the wrong problem.
Sometimes It Really Is a Leak
None of this means you should shrug off a ceiling stain. Leaks around flashings, pipe boots, and skylights are common in our climate, and moisture that tracks rainfall, concentrates below a penetration, or shows an active drip during a storm needs prompt roof repair. Left alone, a real leak rots decking and framing quietly for months before it gets dramatic.
The honest answer is that you should not have to guess. The two problems can even coexist on the same house.
