You have three estimates on the kitchen table, the numbers are within a few thousand dollars of each other, and now you are doing what every smart homeowner in Bellevue or Sammamish does next: reading reviews at ten o’clock at night, trying to figure out which company will actually show up and do the job right. We think that instinct is exactly correct. A roof is a 25-to-50-year decision, and reviews are one of the few windows you get into how a contractor behaves when nobody is selling anything. But most people read reviews the wrong way. Here is how we would read them.

Look for Patterns, Not Star Counts

A 4.9 average tells you less than you think. Two companies can have identical ratings and completely different track records. What matters is what reviewers keep saying, independently, over time.

  • Do multiple reviews mention the same strengths? If ten different homeowners across two years all mention that the crew showed up on the promised day, that is a pattern, not luck.
  • Do the reviews describe the actual work? Reviews that mention tear-off, dry-in, flashing details, or cleanup were written by people who watched the job happen. Reviews that only say “great company” tell you very little.
  • Do reviews span years? A company that has been consistently reviewed for a decade is showing you a track record. A company with 60 reviews from the last four months is showing you a marketing campaign.

How a Company Responds to Problems Tells You the Most

Every roofing company that has been in business long enough has a few imperfect reviews. Weather delays happen. A dumpster shows up a day late. What separates contractors is what happens next.

Read the negative reviews first, and then read the company’s responses. A professional response acknowledges the issue, explains what happened without blaming the customer, and describes what was done to fix it. A defensive or hostile response tells you exactly how a dispute over your own roof would go. And a company that never responds to anything, good or bad, is telling you how much attention your job will get after the check clears.

Red Flags Worth Taking Seriously

A few patterns should slow you down no matter how good the average looks:

  • A sudden burst of short, generic five-star reviews in a tight window, often with similar phrasing
  • Reviews that never mention a specific city, project type, or crew member — real customers in Maple Valley say Maple Valley
  • No owner responses at all, especially on critical reviews
  • Reviewers repeatedly mentioning surprise charges, disappearing crews, or unreturned calls — one mention could be a bad day, three mentions is a business model
  • A company name that changed recently, which can mean the review history belongs to a different operation
